Purchasing property in Northern Cyprus

Foreigners who consider purchasing property in Northern Cyprus; they can buy a residence, an acre of land or a residence built on five acres of land. Until recently, married couples considered as one person and accordingly their rights to purchase were limited to only one immobile property. According to the recent practice, married couples are assessed individually and each spouse has the right to purchase.

After the sales contracts are executed, the county where the property is located is registered in the land registry office. The contract must be completed within 21 days from the date of signing and the stamp tax of sales contract must be paid before the sale of the property. Registration of the contract means passing the title deed of the sale of the property to the buyer specified in contract to the buyer specified.

A contract can not be transferred to another person or mortgage or any interim order or any liens can be made without the approval of the buyer specified in contract. A permit from the council of ministers is required for all foreign purchasers who are not residents of Northern Cyprus to register the property on their behalf. Application is submitted to the ministry of interior with a form, copy passport and criminal record that will be obtained from our office and all procedures are followed in our office.
